A boiler in this part of Vermont cycles through nearly every month on the calendar. Homes in Essex County, VT run heat about ten months a year, from September through June. The burner fires, the ignition system sparks, and the heat exchanger expands and contracts on repeat through that span. Wear accumulates on those three components faster than on anything else in the system, and a contractor called out for a repair here checks them first. A unit that was undersized or poorly set up at install has had little idle time to mask the problem.

Boilers in this part of Vermont sit inside houses that have accumulated layers of mechanical decisions made by different people over a long span. Half the homes in Essex County, Vermont were built in 1973 or earlier (2020-2024 ACS 5-year). That history shows up inside the system: valves replaced with whatever was available, zone controls wired around rather than fixed, radiators and baseboards on the same loop that were never balanced. When a contractor opens the system to find what is failing, the answer is rarely the single part a first look suggests. The actual repair scope comes from tracing what has been done before and finding where the patchwork is now giving out.

The Parts of a Boiler a Contractor Checks First

The boiler itself sits in the basement or mechanical room and is the core of the system. It heats water and pushes it out through the distribution lines. When a boiler runs short cycles, makes noise, or stops producing heat, the contractor starts here, checking the burner, the heat exchanger, and the pressure vessel for the source.

The circulator pump moves heated water through the pipes to the radiators or baseboard units in each room. The expansion tank, usually mounted near the boiler, absorbs pressure shifts in the system. The thermostat upstairs is the last piece a contractor checks, since a faulty control can mimic the symptoms of a failed mechanical part.

The drawing shows a typical boiler layout, and a licensed contractor determines which components apply to your specific system and what work those components actually need.

Licensing and Legal Requirements in Essex County, Vermont

Vermont splits the trade across two specialty licences and a contractor may hold one without the other: field A1 covers automatic gas or oil heating including geo-thermal and ground source heat pumps, and field C3 covers refrigeration or air conditioning including air-to-air heat pumps.

Vermont reaches HVAC work through its electricians’ licence rather than an HVAC licence, and the requirement stops at the front door of a house: anyone performing electrical work in Vermont must be licensed as an electrician unless the work is in a residential building containing two or fewer dwelling units.
